As we enter spring, there is no better investment you can make this season than in the exterior space of your residence or business. The demand for these types of projects over the past few years is undeniable. There are many economic and environmental benefits to enhancing a property’s exterior space, and they far outweigh the initial investment. According to Judith Guido, Director of Marketing for Land Care USA, landscaping can add as much as 14% resale value to a building! Extending the living space to the outside also has a significant environmental benefit. Trees and plants help combat global warming by absorbing the carbon emitted by vehicles and factories, as well as help urban cities reduce what is known as the “heat island effect”. According to the City of Chicago’s Department for the Environment, on summer days in Chicago, temperatures atop the green-roofed City Hall are typically 25 to 80 degrees cooler than the adjacent county office building.
T Andrews Construction has completed a variety of landscaped exterior spaces throughout the Chicago area. Having worked with some of Chicagoland’s premier Landscape Architects, we know what it takes to make a project come together and provide our clients with a beautiful and well-built space that will be enjoyed for many years to come. Please call us at (312) 255-1153 or visit our website at tandrewscommercial.com to learn more and to view some of our previously completed projects.

The brand new Proper Balance Health & Wellness Center was completed in December 2010 by the T Andrews Construction team. The new home of Proper Balance is in the glass storefront of the Printers Corner Building on Wells St. in downtown Chicago. The project began in November 2010 under the careful direction of project managers Jeff Lange and Josh Cunningham. The project was completed on a very tight deadline and was turned over to the client ahead of schedule. The new space, which had never been inhabited prior to the project, came to life with a building plan by architect, Bob Issac, and the design-build expertise of T Andrews’ many talented subcontractors. The space is approximately 3,500 square feet and includes offices, massage rooms, a state-of-the-art X-ray room, and an open therapy space. Dr. Christina Knox and the Proper Balance team will use their new space for physiotherapy, massage therapy, chiropractic services, and nutritional care.

This summer, T Andrews Construction undertook an aggressive remodeling project for Sacred Heart School on Sheridan Road on Chicago’s North Side. The historical wing of the school which previously housed offices for administrators was cleared of all walls and obstructions to introduce a massive open space for the school’s new resource center and science lab. Wight & Company performed the Architecture for the space in direct response to the school’s need for a larger more multipurpose space to house the various functions required by a progressive curriculum. The new space has brightly colored walls and flooring accented further by contemporary furniture. The historic architectural details were salvaged and reborn to incorporate a new yet old feel. The construction was squeezed into a tight summer break schedule in order to complete the space upon the student’s arrival in the fall. Spearheaded by Tony Andrews and Joshua Cunningham, the completion was on schedule and the outcome was spectacular. T Andrews Construction would also like to thank the owner’s representative Jeff Jozwiak from Norcon, and Nat Wilburn, who is the Head of the Schools for Sacred Heart. Please stay tuned for final photographs of the space soon to follow.

Leading insurance provider MetLife hired T Andrews Construction to build the infrastructure to house their IDF (Intermediate distribution frame) closets throughout the 268,000 square foot facility. The T Andrews team worked closely with Roger Picket Property Manager of Cushman & Wakefield, and also Construction Manager Scott Sutton of M2i Management to also install a new Dry cooler on the roof with new CRAC units to cool each one of the eight new IDF closets.
During this process it was crucial to maintain the existing work environment and keep all areas clean during every phase of the construction process, so most of the work was performed at night to eliminate disturbing any work days for MetLife employees. With a very strict schedule, it was important that all the work be completed on time and within budget. When the work is complete, 400,000 linear feet or 75 miles of category 6 cabling and 2 miles of fiber optic and backbone cabling will be pulled and placed throughout the facility which will modernize the existing phone and data switch system for the facility.

T Andrews Construction has seen a significant increase in clients looking to expand their living space and take advantage of enhancing their outdoor space. Our latest project is a 2000 square foot roofdeck that we are building for a valued client, Mr. Stephane Rambaud, President and CEO Phoenix International Freight Services. Working with the talented design team of Brian Barry and Abigale Baldwin of Hoerr Schaudt Landscape Architects, T Andrews is working on transforming a raw space with awesome city views into a unique urban oasis. Features of the deck include two 12 foot tall iron pergolas, Ipe decking and planters, stone paving and a wood burning masonry fireplace as a focal point. “One of the key factors in buying this particular unit at Willow and Burling was the potential to build a roof deck an take advantage of the remarkable views, I was excited about the idea of having a large back yard in the heart of the Lincoln Park. . . I can’t wait until it’s completed!” Stephane recently told us with the construction process now in full swing. As we work towards completing this project, we are working on getting started on another roofdeck on North Michigan Avenue. The demand for these types of projects is undeniable!

The interior buildout of the Prudential Rubloff offices located at 980 N. Michigan Ave has now been completed. Occupying the nearly 22,000 square-foot ninth floor of the One Mag Mile building, this newly designed space will serve as the Headquarters for Prudential Rubloff in Chicago. Led by project manager Jeff Lange and construction supervisor Josh Cunningham, T Andrews Construction managed and coordinated a diverse team of designers, architects, building personnel, and the office’s future occupants in order to give the real estate firm a prominent, practical, and inspiring new workplace as its business grows into the future.
Anthony Lee and Victor Dziekiewicz of the architectural firm DesignBridge worked closely with project leaders Karoline Eigel and Timothy White– Prudential Rubloff’s Director of Luxury and Development Marketing and CFO, respectively—in order to design the ideal office space for them. Property manager Hayley Holmes and Chris Cassata of CBRE properties along with Howard Weinstein of Prudential Rubloff were instrumental in catalyzing the project and advocating for the radical renovation of the space. This new office space should not only meet but also exceed the needs of the burgeoning business of the Prudential Rubloff team of Michael Pierson, Howard Weinstein, and Christopher Eigel. We hope you enjoy the photos of what has been a very exciting project.

T Andrews Construction is proud to announce the historic renovation of the Conway Mansion that we anticipate to complete in early spring 2010. The new building will function as the Sacred Heart Schools’ home for its Institutional Advancement Department, offices of Admissions, Communications, Development, and Parent and Alumni Relations. Constructed in 1906 in a Tudor Revival style, the Conway Mansion posed several challenges in its restoration, requiring that certain architectural and decorative features be preserved while still serving the modern needs of the Sacred Heart Schools.
Our efforts to adapt this architecturally and historically significant building to today’s use had many contributors—each of whom played an essential role in the project. We would like to recognize project architect, Jeff Zelisko of Antunovich Associates for his expertise in balancing of the building’s modern needs and its historical past. Additionally, Nat Wilburn—Head of the Sacred Heart Schools— Arona Puttrich, Facilities Manager John Ptak and the entire construction committee collaborated in helping us realize a facility that met the Schools’ needs, and we thank them for their help and guidance. Lastly, we would like to thank Ray Prokop of Wight Construction for his contributions and input acting as Owner’s Representative. It is a thrill to see the Conway Mansion being restored to take its place in the architectural, educational, and cultural fabric of Chicago. Enjoy a few historic photos for now and stay tuned for the “new and improved” photos that we will be posting very soon!

November 18, 2009 will be remembered by T Andrews Construction as the day our company achieved a significant milestone. The Home Builders Association of Greater Chicago (HBAGC) awarded our company two prestigious Golden Key Awards and for the first time honored us with the coveted Crystal Key Award for the home we built for Mario and Julie Greco in Chicago’s Old Irving Park neighborhood. For those that are not aware, The HBAGC is the local chapter of the National Association of Home Builders (NAHB) which is the largest home building association in the United States. In fact, NAHB’s builder members construct about 80 percent of the new homes built each year. Needless to say, the project’s success would not have been possible without the contributions of our dedicated subcontractors and material suppliers who truly went above and beyond on this and honestly all of the residential and commercial projects we build. We also would like to recognize the imagination and creativity provided by the interior design firm of Suzanne Lovell, Inc from beginning to end. The commitment of Jeffrey Kebschull, Amy Cassell and the vigilant oversight of Suzanne Lovell, were key factors in making this project a success. Finally, we would like to thank Mario and Julie Greco for giving us the opportunity to build their new home. Most importantly however, this project gave us the chance to forge a key friendship that we consider a valued asset. This may have been the first Crystal Key but definitely won’t be last. . . STAY TUNED!!!
